COMMUNITY ASSOCIATION MANAGEMENT


HSR Property Services, LLC has an extensive background with Developer Transition and full service property management for Condominium, Townhome, and Single Family Homeowner Associations. Our services for these properties include the following:



Property Management Services

 
Monitoring all association common areas and facilities, establishing a preventive maintenance routine
 Solicitation from highly qualified, licensed and insured contractors as needed 
Receive complaints, service requests, and other inquiries regarding the association

Issue violation notices, follow-up pursuant to governing documents

Receive Architectural change applications, processing pursuant to association policy
 Obtain property and liability insurance as required, filing claims on behalf of the association
  Prepare monthly reports for the Board of Directors
  Attend Board of Directors meetings, special meetings or annual meetings
  Act as a liaison between homeowners, contractors, vendors, government officials and the Board


Accounting Services

 
Collection and deposit of assessments
  Provide Lock-box, ACH and Credit/Debit card payment processing to your homeowners
  All association bank accounts are in the name of the association -- never any commingling!
  Maintain association bank accounts, preparing monthly bank reconciliations 
 Preparation of past due notices, coordination of delinquent accounts with association's attorney

Prepare monthly & annual financial statements, including Budget Variance, Balance Sheet, General Ledger, Cash Receipts & Disbursements
  HSR Property Services, LLC uses TOPS software, all financial reporting may be sent to Board Members in PDF format via email


Administrative Services

Act as custodian of association records, including Minutes of Board meetings,

Financial records, Income Tax returns, Annual Corporate filings
  Prepare and mail notice of meetings to homeowners
  Preparation of annual budget draft for submission to the Board of Directors
  Homeowner roster maintenance
  Completion of paid assessment letters & homeowner questionaires for sales & refinancing
  New homeowner packet mailing
After hours emergency assistance services

APARTMENT & COOPERATIVE
HOUSING MANAGEMENT

 


HSR Property Services, LLC has an extensive background with new construction, rehabilitation and property management of multi-family rental apartments; including market rate apartments, limited equity housing cooperatives, subsidized housing (HUD 202, HUD 811, HUD 236, BMIR, and Tax Credit).  Many of our rental properties sustain an on-site management office with a Site Manager, leasing personnel, maintenance and janitorial staff.  Our services for these properties include the following:

 

Property Management Services
Receive complaints, service requests, and other inquiries regarding the property

Issue violation notices, follow-up pursuant to the lease or program regulations

Develop and supervise on-site staff

Marketing & Leasing

If new development, establish Marketing and Tenant / Resident Selection Plans

Periodically review all marketing plans, forms, policies and procedures and update as required to stay in compliance with various governmental agencies

Monitor site traffic, model apartment (if any), advertisement, and lease expirations

Make recommendations for rental rates or marketing concessions

If subsidized, monitor and assure compliance with governmental agencies occupancy requirements

Monitor and review rental application intake for compliance with fair housing

Monitor waiting lists

 

Maintenance

Develop, revise and monitor preventive maintenance schedules

Establish and monitor project inventory

Regularly inspect all common areas, exterior and interior

Develop, revise and monitor capital improvement plan

Solicit proposals for one time and regular contracts

Monitor tenant / resident work order system

Monitor all regular service contracts, including all life safety equipment

Monitor project's key control system



Accounting Services

    All bank accounts are in the name of the property -- never any commingling!
  Maintain bank accounts, preparing monthly bank reconciliations
